Who are eligible to get this service?

Any owner of the property in the jurisdiction of BBMP area who propose to construct the building for Residential/Commercial purpose or form the Residential Layout.

For whom NOC is required?
  1. Residential Apartments having 20 flats and above
  2. Commercial Buildings of area greater than or equal to 2000 sqm
  3. Educational Institutions of area greater than or equal to 5000 sqm

  2. Latest Khata extract
  3. Latest Tax paid receipt
  4. sale/title deed
  5. Encumbrance certificate
  6. Conversion copy (Wherever applicable)
  7. Change of Land Use copy (Wherever applicable)
  8. Detailed building plan to required scale
  9. Proposed Rain Water Harvesting details
  10. Proposed STP details
  11. Treated Water utilization plan for construction purpose

Charges to be paid to get BWSSB NOC

BWSSB is collecting the following charges at the time of issuing NOC:
1. NOC Charges : On Total Built up Area
  I. Residential Apartment/ Commercial/ Educational institutions/ Hospitals: Rs.25/- per square meter.
  II. Minimum NOC Charges: Rs.1,50,000/- ( If the NOC charges is less than < Rs.1,50,000/- minimum of Rs.1,50,000/- will be charged)
2. 15% Advance Probable prorata charges collected for total builtup area
  I. Residential Buildings: Rs.400/- per square meter of builtup area
  II. Commercial Buildings: Rs.600/- per square meter of builtup area (If the proposed building is coming under the core area jurisdiction, then the above said NOC charges and 15 % advance probable prorata charges will be levied to the Total built up area.)
3. Beneficiary Capital Contribution Charges- GBWASP/BCC Charges
  I. GBWASP Charges: For the buildings coming under 7 CMCs (Bommanahalli, Mahadevapura, K.R.Puram, Rajarajeshwari Nagar, Dasarahalli, Byatarayanapura, Yelahanka) and 1 TMC (Kengeri) or
  II. BCC Charges: For the buildings coming under 110 Villages ( If the proposed building is coming under the 7 CMC & 1 TMC area, then above said NOC charges, 15 % advance probable prorata charges and GBWASP charges will be levied to the Total built up area or If the proposed building is coming under 110 Villages area, then the above said NOC charges, 15 % advance probable prorata charges and BCC charges will be levied to the Total built up area) 4. Charges for Utilization of Treated Water for Construction Purpose

What is Prorata charges?

Prorata Charges are one time charges collected for improvement &strengthening of infrastructure due to increased demand of cauvery water and also for creation of STP’s and strengthing of UGD network for the increased waste water generated in Bangalore.

What is GBWASP/BCCcharges?

Beneficiary Capital Contribution Charges towards providing water supply and UGD facilities to 7 CMC & 1 TMC area (GBWASP Charges) and 110 Villages area (BCC Charges)

What is the jurisdiction of Core area, CMC & TMC area and 110 villages?

Core area: Core part of Bangalore i.e 245 Sq.kms
7 CMC & 1 TMC area: The area coming under 7 CMCs Bommanahalli, Mahadevapura, K.R.Puram, Rajarajeshwari Nagar, Dasarahalli, Byatarayanapura, Yelahanka and 1 TMC Kengeri – 330 Sq.kms
110 Villages- Newly added area to BBMP limits: 225 Sq.kms

What is the mode of payment of the NOC charges mentioned in the demand note?

Through online or by D.D. drawn in favour of Chairman, BWSSB payable at Assistant Controller(Accounts), BWSSB,1st Floor, Cauvery Bhavan, Bangalore-560009.

Whether the 15% advance prorata charges and GBWASP/BCC charges adjusted at the time of providing the connection?

The difference between the amount collected towards prorata and GBWASP/BCC charges at the time of NOC for the proposed area and actual construction area shall be paid at the time of sanctioning the water supply and sanitary connection.
